Questions we get every week.

How do property taxes change my mortgage payment?+

Property taxes are collected monthly into an escrow account. Divide the annual tax bill by twelve and add it to your principal and interest. In Utah, an annual bill of $4,600 adds roughly $383 per month.

How much homeowners insurance should I budget?+

Most single-family homes in our service area run $1,200 to $2,500 per year, which adds $100 to $208 per month to your payment. Our calculator lets you enter the exact quote from your insurance agent.

When does PMI drop off?+

Private mortgage insurance applies when your down payment is under 20 percent. It generally falls off once you reach 20 percent equity, either by paying down the balance or through appreciation.

Does this calculator show my exact payment?+

It is a close estimate. Your final payment depends on your loan program, credit profile, exact tax assessment and insurance premium. We confirm every number during pre-approval.
